    RICS now holds a named surveyor responsible for AI output

    The professional standard on responsible use of AI in surveying practice applies to members and regulated firms worldwide. Where AI has a material impact on service delivery, an appropriately qualified and named surveyor has to prepare or supervise the written decision on its reliability.

    The firm discloses that use in Terms of Engagement, with redress and an opt-out for the client. It also has to seek specified information from providers before it buys anything.

    Where training comes in

    A team that has never been shown how to check AI output is in no position to sign off its reliability.

    What I hear a lot

    The tools arrived. The training did not. So I hear the same six things in almost every room I walk into.

    • Licences bought. Most of them sit unused.
    • One person is quietly doing everything with it. Nobody else knows how.
    • Nobody is sure what is allowed anywhere near client data.
    • Someone tried it once, got a generic answer, and went back to the old way.
    • The output needs so much fixing it is quicker to write it yourself.
    • It should be saving time somewhere. Nobody knows where.

    I spent seven years running a personalised chocolate company. Two million in revenue, a team that grew to fifteen, products I designed myself. It folded in the end, and I came out of it able to build the systems a business runs on... because I had to run all of them myself. Sales, ops, finance, fulfilment, customer service.

    Before that I qualified as a chartered surveyor. Auctions and hotels at JLL in London, capital markets in Sydney, then site sourcing for wind farms. A masters in property investment and law along the way, and a psychology degree before it.

    Now I teach teams the thing that decade taught me: where AI genuinely saves time, and how to build it into the way a business already works. The examples land because I have done the jobs, not read about them.
